About the site

Built so you can know your numbers before you talk to a bank

Cayman Mortgage Calculator is a free, independent tool for people buying a home in the Cayman Islands. No account, no sales pitch, no commission; just the costs, worked out the way a lender would.

Why it exists

Most mortgage calculators online are built for the US or the UK. They know nothing about Cayman stamp duty, Caymanian concessions, CI dollars or how local lenders set deposits. Buying here, you end up with a monthly figure that is roughly right and a cash-at-closing figure that is badly wrong.

This site started as our own spreadsheet for exactly that problem: working out, in Grand Cayman, what a home would really cost before sitting down with a bank. It grew into the calculators and guides here, with the same aim: every cost on the table, nothing hidden until closing.

What it is, and what it isn't

It is
  • A set of calculators built for Cayman costs
  • Plain-language guides with their sources linked
  • A place to browse local listings with the monthly already estimated
  • Free, with no sign-up
It isn't
  • A lender, a broker or an estate agency
  • Financial, legal or tax advice
  • A quote; your bank's rate, fees and insurance will differ
  • A mailing list; we never ask for your email

How the numbers are worked out

The mortgage calculator uses the standard amortising formula, the same arithmetic a bank's own tool uses, on the price, deposit, rate and term you enter. Stamp duty is applied at the standard 7.5% of the purchase price, with the Caymanian concession bands documented in the stamp duty guide. The equity calculator subtracts what you owe from what the home is worth and applies a lender's loan-to-value cap that you set yourself.

Where a figure comes from a Government document, the page links to it, and every guide carries who wrote it, who reviewed it and the date its sources were last checked. Where it is an assumption (a default rate, a typical deposit, an LTV cap) it says so and lets you change it. Nothing is tuned to make a purchase look cheaper than it is.

Four rules the site keeps

Free, alwaysNo paywall, no premium tier, no account.
No email captureYou will never be asked for an address to see a result.
No commissionNo lender pays to appear; no referral fees change a number.
Listings with permissionEvery listing is shown with the agency's consent and links back to them.

What's on the site, and what's next

  • Closing-costs checklist: legal, valuation, mortgage registration and insurance, in one list, with a running cash-at-closing total.
  • Affordability calculator: work back from income and cash to a price, the way a lender would.
  • Refinancing guide: what a new rate costs in Cayman and when it pays for itself.
  • More agencies: listings grow as agents say yes.
